The equity needed to buy a home in Israel can be a major obstacle. Walty can explore a bank mortgage together with supplementary credit from non-bank lenders — up to an additional 10 percentage points of the property value. For eligible cases, this combination may bring total financing to 85%, reducing the equity needed for the purchase price. The bank share depends on your residency, property and lender assessment; adding 10 points does not automatically bring every buyer to 85%.

Two sources of credit, one overall repayment plan. Supplementary credit is a separate loan with its own interest, term, fees and possible collateral. Approval by each lender is required. Budget separately for taxes, legal fees and other purchase costs; 15% of the price is not the whole cash budget.

Documents for a mortgage in Israel and preparation from abroad

Your identity and residency

Citizenship, residence and tax residency are different details. Prepare your passport or Israeli ID, and explain any Aliyah or return plans.

Income and supporting documents

Lenders may ask for recent tax returns, payslips or an accountant’s confirmation, bank statements and a credit report where relevant. Walty clarifies the list and any translation requirements.

Currency and repayment capacity

Consider the currency of your income, the currency of the loan and how exchange-rate changes or existing loans could affect the combined monthly payment.

How is foreign-currency income reviewed?

Tell your advisor where and how you earn, in which currency and whether income varies. The lender’s document and assessment requirements must be confirmed for your case.

What documents do I need for a mortgage in Israel?

For the first discussion, prepare the purchase budget, available equity, income, existing loans and property details. For the application, lenders may request identification, recent tax returns, payslips or an accountant’s confirmation, bank statements and a relevant credit report. Can I get financing of up to 85%?

In eligible cases, a bank mortgage can be combined with supplementary non-bank credit of up to an additional 10 percentage points of the property value, potentially reaching 85% in total. This is combined borrowing, not an 85% bank mortgage. Bank eligibility, repayment capacity, collateral and both lenders’ approval determine what is possible for you.

Can everything be completed remotely?

Walty offers digital guidance and progress tracking. This does not mean every legal, identification or signing requirement can be completed without coming to Israel. Confirm the arrangements for your case.
